Success in real estate doesn’t happen overnight. It takes dedication, the right mindset, and, most importantly, a strategic approach to wealth building. One of the most reliable paths to financial freedom lies in real estate, but as many seasoned investors know, motivation alone isn’t enough. You need the right strategies and knowledge to make it work.

Recently, I had the great honor of sitting down with Barak Zilberberg, an exceptional real estate investor and politician, for an exclusive conversation on my Leads & Leverage Podcast. Barak’s journey is truly inspirational, and he shared some valuable advice that can help anyone striving to succeed in real estate.

Today, let’s delve into the key takeaways from our conversation to give you some actionable insights to apply to your real estate journey.

Barak Zilberberg's Path to Success

Barak’s passion for real estate started at a young age. He shared with me how, as a child, he would help his father with home renovations. Those early days ignited a spark in him that would eventually lead to a full-blown career in real estate.

At just six years old, Barak was already learning the value of hard work and craftsmanship by painting walls and fixing faucets in the homes his father bought.

But Barak didn’t stop at simply being handy. Over time, he developed a self-taught expertise in many areas of real estate—design, architecture, construction, property taxes, and more. He proudly stated that he could handle every aspect of a real estate project without relying on middlemen. That kind of independence is rare in today’s market, but for Barak, it’s been key to his success.

His journey took an interesting turn when he shifted from running a successful plumbing business to focusing entirely on real estate. Using his income from plumbing, Barak started investing in properties, building a portfolio that would eventually set the foundation for his wealth!

Barak’s Tips for Building Wealth in Real Estate

Building wealth through real estate isn’t just about buying and selling properties. Barak shared some key strategies that helped him succeed, from managing credit to marketing smarter.

Importance of Impeccable Credit

One of the first things Barak emphasized was the necessity of having impeccable credit.

According to him, good credit is the gateway to capitalizing on real estate opportunities. If you don’t have good credit, you won’t be able to get the loans needed to invest in properties.

Barak’s success is a testament to this. By maintaining excellent credit, he was able to leverage bank loans to fund his real estate ventures, making smart investments along the way.

Marketing Strategies

When it comes to marketing, Barak is strategic and persistent.

He discussed the importance of using marketing platforms, like CoStar and LoopNet, for commercial properties, but he pointed out that Facebook is his most cost-effective marketing tool.

He advised agents to invest small amounts in Facebook campaigns and be persistent. Consistency, he said, is key to seeing results over time. For Barak, this method has been instrumental in getting the word out about his properties and attracting new clients.

Value of Homeownership

Barak’s advice to anyone looking to build wealth in real estate? Start with homeownership.

He explained that owning your home is a personal achievement and the first step toward building a real estate portfolio.

Barak shared a great tip—convert your garage or any extra space into a rentable unit. By doing this, you can generate extra income, which could eventually help pay off your mortgage or cover home expenses.

Building a Real Estate Portfolio

Once you’ve got a handle on owning your home, Barak recommends using that experience to expand into building a real estate portfolio. Over time, you can refinance your property, take out equity, and invest in more properties.

Barak’s portfolio has grown by taking advantage of this method, and he encourages others to follow suit.

The Role of Passion and Knowledge

While Barak is clearly passionate about real estate, he made it clear that passion alone isn’t enough. You need knowledge and the ability to offer value to your clients.

This means developing skills, staying up-to-date on market trends, and being able to guide your clients through the complexities of buying and selling properties.

Passion fuels the drive, but knowledge builds success.

Importance of Client Relationships

For Barak, it’s not just about making a sale. It’s about guiding his clients through every step of the process.

He stressed the importance of knowing tax codes, real estate laws, and investment strategies so that you can provide valuable advice. Barak likens his clients to family, and his approach has earned him long-term trust and loyalty.

As a real estate agent, being there for your clients—from helping them find the best mortgage brokers to negotiating with sellers—builds trust and ensures long-term success. Barak’s ability to foster these relationships is a cornerstone of his business.

Real Estate Legislation

During our conversation, Barak and I touched on the changing landscape of real estate legislation. New laws regarding agent commissions have sparked conversations about how buyers and sellers compensate their agents. While these changes may seem daunting to some, I’m confident skilled agents will continue to thrive.

The key, as Barak and I agreed, is to provide value. When you bring expertise and a client-first mindset to the table, these changes are less likely to impact your business.

Lead Generation and Customer Service

One thing Barak and I both emphasized is the importance of being responsive to leads. Answering phone calls promptly and following up with potential clients can make all the difference in generating business. Missed calls could mean missed opportunities.

From my own perspective, podcasting has also been a game-changer in generating leads and building trust with my audience. By working with a professional real estate podcast production company, I’ve been able to create meaningful connections and build my client base.
